| The challenge

Bahrain Bay is a 30 ha mixed-use waterfront development with an ultimate gross floor area of 1.5 million m² comprising the Arcapita Headquarter, the Four Seasons Hotel, the Grand Wyndham Hotel, the Al Baraka bank headquarter and a future variety of residential, commercial and hospitality high-rise buildings. 

Bahrain Bay Utilities, a joint-venture between Veolia and a funds managed by Arcapita, supports Bahrain Bay Development in this major infrastructure breakthrough.

Seawater for cooling

Bahrain Bay’s district cooling system includes a 45,000 RT* district cooling plant (DCP) and a 4 km chilled water distribution network. The heat transferred by the 17 available chillers is rejected through 9 evaporative cooling towers using seawater.

Sewage treatment

The indoor Sewage Treatment Plant (STP) provides a high quality of effluent using state of the art technologies:

  • Membrane Bioreactors (MBR) that connect membrane filtration to a biological active sludge system.
  • A INOS filter press for dewatering the sludge above 90% of dryness.

| The benefits

All the Bahrain Bay buildings connected to the District Cooling

system are free from the requirement of having their own in-house chiller plant. This results in economies of scale and in an increase of the net real estate space available for building owners.
